The property is located west northeast and north of Starvation Reservoir.  It is in an area uniquely located within a 100 mile 
Radius of several national parks, monuments and/or recreational areas.  The elevation ranges from high of approximately 6000 feet to a low of about 5200 feet above sea level.

Vehicular access to the site during winter is not limited.  There are generally two accesses, which constitute a loop around the property. The loop begins on Highway 40, which connects Heber City to Duchesne.  This access is the shortest route.  The east access is off the road from Duchesne and Tabiona Road.                                   

                                    Present land uses in the area include forest, agricultural,  oil and recreational . This land is also currently being used for cattle grazing part of the year.  

Trees and vegetation are abundant on the property and in the area. Typical varieties include pinon and juniper. Unforested areas are grassy meadows, open hillsides and ledges of intersting rock formations. Many animals inhabit this area including elk, mule deer, blue grouse, chipmunks, squirrels, porcupines, marmots, weasels, badgers, bobcats, cougars, coyotes and moose.


Sewage is treated by individual septic tanks and drain systems.  Power runs through the property and can be brought to the lots by homeowners.  This holds true for gas or propane.

Most areas are fairly level. Overall, surface drainage and the supportive capability of the soil reportedly are adequate and are not limiting factors.
